The distribution yield is what a FIBRA paid out over the last twelve months, as a percentage of its price. This payout is not guaranteed. It comes from rent, so it drops when fewer of the properties are rented. Hotel FIBRAs pay some of the highest yields in the table. Their income also falls the most when the economy weakens.
These FIBRAs own a mix of property types, such as offices, shops and warehouses. Their income depends less on a single type of property.
These FIBRAs own warehouses and distribution centres. Their business depends on export manufacturing and online shopping.
These FIBRAs own shopping centres and shops. Their income depends on how much people in Mexico spend.
These FIBRAs own hotels. Their income changes more with the economy than in any other segment. Bookings fall quickly when the economy slows and recover quickly afterwards.

How the payouts are taxed
By law, a FIBRA must pay out at least 95% of its taxable profit each year, meaning its profit as calculated under tax rules. Mexican tax law treats this payout differently from the dividend of a regular company. Mexico withholds 30% tax on the part of the payout that comes from this taxable profit. If you live in Mexico, you report this income in your annual tax return and subtract the tax already withheld. If you live in another country, the 30% is your final tax in Mexico. Your own country may also tax the payout. If you sell your certificates on the exchange at a profit, that gain is tax free in Mexico for individual investors. Ask a tax adviser before you decide how much to invest.
Eight property FIBRAs
The table covers the eight property FIBRAs that our data provider has prices and payouts for. Each one trades on the BMV. Other property FIBRAs, such as Fibra Next, Fibra Educa and Fibra Nova, are not in the table.
Segments assigned by hand
Our data provider classifies Fibra Mty as a regional bank, which is wrong. We assign each FIBRA's segment ourselves, so none is left out or put in the wrong group.
No FIBRA E or FHipo
A FIBRA E is a different kind of trust that invests in energy and infrastructure. It also trades on the BMV. It does not own rental property, so it is not in the table. The same applies to FHipo, a FIBRA that holds mortgage loans instead of buildings.
Ordered by yield
We order the table by distribution yield instead of by size. The main purpose of a FIBRA is to pay out its rental income, so the yield is the most useful number to compare.
FIBRAs trade on the BMV. To buy them, you need a broker with access to the Mexican market. A broker is the platform or app you use to buy and sell investments.
