Axis Real Estate Investment Trust (Axis-REIT) pioneered the REIT market in Malaysia, listing on Bursa Securities on August 3, 2005. It later underwent reclassification, becoming an Islamic REIT on December 11, 2008, which mandates that all its property acquisitions must comply with Shariah law. Axis-REIT boasts a diverse collection of 62 strategically located properties throughout various Malaysian states, including the Klang Valley, Johor, Penang, Pahang, Negeri Sembilan, and Kedah. The trust is managed by Axis REIT Managers Berhad, while RHB Trustees Berhad acts as its appointed trustee. Its portfolio is heavily weighted towards industrial spaces, with a remarkable 93% of its assets holding industrial titles. As of June 30, 2023, key operational figures indicate an impressive 89% occupancy rate across its portfolio and a weighted average lease expiry (WALE) of 5 years when measured by rental income. At the same reporting date, Axis-REIT oversaw 12.7 million square feet of space, representing a total asset valuation of RM4.4 billion.

A stock is a fraction of ownership in a real company. Buy one share and you own a piece (usually a tiny piece) of every desk, factory, contract and brand the company runs. The price moves because the market keeps revising what that whole pie is worth.
The price-to-earnings ratio is how much investors are paying for one dollar of a company's profit. A multiple, never an absolute. Always compared to something: a sector, a region, the company's own past.
Dividend yield is the annual income a stock or ETF pays out, expressed as a percentage of what you paid for it. It is the visible part of total return: the cash that lands in your account every quarter, and the lever most retail investors actually feel.
Market cap is shares times price. A simple formula that produces wildly unequal numbers: a single US tech name can be worth more than every company on a LATAM exchange combined.
