The chipmaker reacquired its former 660,000-square-foot headquarters complex from PRP Real Assets.
Broadcom purchased its leased Irvine office compound for $325 million on 14 September 2026. The chipmaker bought the 660,000-square-foot research campus from its former landlord, PRP Real Assets, marking one of the largest office sales in Southern California in recent years.
The transaction marks a reacquisition for the company. Broadcom originally developed the property at 15101 and 15191 Alton Parkway as an office and research-and-development complex across two five-story buildings completed in 2017 and 2018. It sold the property for roughly $443 million in 2017 while agreeing to a 20-year lease, according to real estate data provider CoStar. PRP Real Assets subsequently bought the site for $355 million in 2020.
Now based in Palo Alto, Broadcom has built a portfolio of 17 owned properties totaling over 2.2 million square feet through corporate acquisitions, according to CoStar data. Jesse Gundersheim, senior director of market analytics for CoStar, noted that such large transactions by corporate occupiers rather than pure real estate investors remain rare in Orange County.
Corporate occupiers accounted for 34% of Orange County office sales volume over the past year, up from a five-year average of 24%, according to CoStar.
