BrasilAgro sells farm land in Bahia for BRL 96.4 million

BrasilAgro announced on September 29, 2026, the sale and lease of portions of its Fazenda Rio do Meio property in the state of Bahia. The nominal value of the transaction is BRL 96.4 million, which corresponds to a net present value of BRL 78.8 million.

The transaction covers a total area of 2,592.97 hectares, including 1,752.66 hectares of useful productive land. The agreed price per useful hectare is 425 bags of soybeans, equivalent to a nominal value of BRL 55,000 and a present value of BRL 45,000 per useful hectare. In addition, BrasilAgro agreed to lease 383.44 hectares of useful area, which includes a purchase option at the same price of 425 bags of soybeans per useful hectare.

For the sold area, BrasilAgro received an upfront payment of 181,568.50 bags of soybeans, representing 24% of the total contracted volume and equivalent to BRL 21.1 million in cash. The remaining balance of 563,312 bags of soybeans will be paid across 4 annual installments.

The divested property had a book value of BRL 27.3 million, consisting of BRL 22.6 million in acquisition costs and BRL 4.7 million in investments net of depreciation. The present value represents 2.9 times the book value. BrasilAgro expects a pre-tax gain of BRL 51.5 million in the first quarter of fiscal year 2027, with an expected internal rate of return of 26.2% in Brazilian real and 20.9% in US dollars.
