JHSF fund buys stake in CJ Faria Lima for R$ 43.8M
The acquisition includes retail space and a guaranteed monthly income ahead of its 2027 opening.
JHSF Capital Malls, a real estate fund managed by JHSF Capital and administered by BTG Pactual, has entered into an agreement to acquire a 6.12% stake in the commercial center of CJ Faria Lima in São Paulo. The transaction is valued at R$ 43.8 million and includes an office slab of approximately 294 square meters.
The manager estimates that the deal could contribute around R$ 0.03 per share in gross income, based on the shares outstanding at the end of August 2026. This return stems from a guaranteed minimum income of approximately R$ 182.4 thousand per month, which the fund will receive after paying the initial deposit until the complex opens in 2027. The manager noted that this figure is an estimate and does not constitute a guaranteed distribution.
The payment is split into two installments: R$ 12.5 million after contractual conditions are met, and R$ 31.3 million due on July 30, 2027. Both amounts are subject to inflation adjustment by the IPCA index between the contract date and the actual disbursement. After opening, the fund will collect commercial operating revenues corresponding to its stake.
Located at the corner of Avenida Brigadeiro Faria Lima and Rua Leopoldo Couto de Magalhães Júnior, CJ Faria Lima will combine retail, dining, entertainment, wellness, and services. The purchase expands the fund's prime holdings alongside existing stakes of 25% in Shopping Cidade Jardim, 45% in CJ Jardins, and 10% in Catarina Fashion Outlet.
