Fibra Mty launches tender offer for Fibra Macquarie at 44 pesos
The acquisition offer values each certificate at 44.00 Mexican pesos in cash or shares.
Fibra Mty launched a second tender offer on Thursday, October 1, 2026, to acquire the outstanding real estate trust certificates of FIBRA Macquarie México. The offer puts forward 44.00 Mexican pesos in cash per certificate, or an exchange option of 3.20 Fibra Mty certificates for each Fibra Macquarie certificate.
The transaction has received authorization from Mexico's National Banking and Securities Commission (CNBV) along with the required corporate approvals. Fibra Mty shares traded intraday around 13.75 Mexican pesos, giving the share exchange an implied value of approximately 44.00 Mexican pesos per Fibra Macquarie certificate.
The tender covers up to 100% of the Fibra Macquarie certificates that Fibra Mty does not currently own. If all eligible certificate holders select the cash consideration, the maximum cash outlay will reach 6,533,086,956 Mexican pesos. The bidder has not disclosed its current accumulated stake or the terms of its prior offer.
The proposed combination aims to consolidate industrial scale amid nearshoring demand in northern Mexico. Fibra Mty closed the second quarter of 2026 with 383 properties, including 343 industrial sites, covering 5,576,600 square meters of gross leasable area with a 93.9% occupancy rate. Fibra Macquarie would contribute land reserves with an additional potential of approximately 765,200 square meters of gross leasable area alongside Fibra Mty's 1,149,757 square meters available for development.
