Logistic Properties sells Peru asset for $145 million

The sale of Parque Logístico Lima Sur closed at a nearly 20% premium to its carrying value.

Logistic Properties of the Americas announced on September 30, 2026, the closing of the sale of Parque Logístico Lima Sur to Peruvian real estate investment trust FIBRA Prime for US$145.0 million. The transaction received approval from Peru's antitrust authority, INDECOPI, and closed at a premium of nearly 20% over the property's prior carrying value.

The company received US$85.0 million at closing, while the remaining US$60.0 million will be paid in two equal installments of US$30.0 million each at 12 and 24 months. To access the deferred proceeds early, Logistic Properties secured a US$55.0 million credit facility with BTG Pactual at a fixed annual interest rate of 8.50%, aligned with the installment timeline.

Proceeds from the transaction will fund investments in Mexico, including prospective acquisitions and a master forward purchase agreement with Fortem Capital for assets in Central Park 57. Logistic Properties will continue managing the Lima Sur park on behalf of FIBRA Prime, earning fee income from operations and tenant services. The firm also maintains ownership of Parque Logístico Callao in Peru.
