Goldman commits up to £500m to lender Quantum

The expanded long-term lending facility takes the Wall Street bank's total exposure to £700m.

Goldman Sachs has agreed to commit up to £500 million in funding to Quantum Development Finance, according to a report by Sky News on Thursday, October 1, 2026. The expanded long-term lending facility increases the bank's total exposure to the specialist lender to as much as £700 million.

Founded in 2023 and backed by alternative investment manager AB CarVal, Quantum provides development and bridging finance to small and mid-sized housebuilders across England and Wales. The extended facility from Goldman Sachs will allow Quantum to write larger loans, with the firm offering credit packages of up to £35 million for build-to-rent, student housing, and co-living projects.

To date, Quantum has financed the construction of 4,000 new homes and passed £1 billion in total funding during the summer. Oliver Thompson, co-founder and chief executive of Quantum Development Finance, said the facility approval gives the team backing to build an alternative credit platform while signaling readiness to support developers and property investors.

The commitment comes alongside industry challenges. Home Builders Federation data showed Britain built the fewest new homes in a quarter since 2012 during the three months to the end of June, and the fewest in any 12-month period since 2013. Neil Jefferson, chief executive at the federation, noted that planning constraints, higher taxes, and rising costs have squeezed the national housing pipeline.
